In short
In Benahavís we remove or fill in villa pools, take down terraces and outbuildings and clear the plot when a garden is being remodelled. Benahavís is one of the most mountainous villages on the western Costa del Sol, so pools are often built out over slopes on reinforced structures, and machine access along estate roads decides the method. Owners abroad can follow the whole job in English.
Why pool removal in Benahavís needs more planning
Benahavís is a mountain village on the southern face of the Serranía de Ronda, about 7 km from the coast, and is regarded as one of the most mountainous villages on the western Costa del Sol. On estates such as La Zagaleta, El Madroñal or Los Arqueros, villas are built on terraced hillsides, and their pools are often partly suspended: an infinity edge over a drop, a reinforced concrete box on columns, or a pool resting on a retaining structure.
That changes the job compared with a flat garden on the coast:
- A pool standing on its own structure cannot simply be filled in – the extra weight could overload what holds it up.
- Reinforced concrete walls are thicker and contain more steel, so they are cut and broken with heavier tools.
- The downhill side may need protection so that no material rolls onto the plot below.
For suspended or partly raised pools, a full pool demolition is usually the right answer. An infill works for pools dug fully into the ground.
Gated estates: access, timing and the community
Many of the Benahavís urbanizaciones are gated, with their own security and community rules. Before anything is scheduled, we need to know how contractors register at the gate, whether lorries have weight or size limits on the estate roads, and which hours are allowed for noisy work. Ask your property manager or the community administrator; we plan the machine size and the number of lorry trips around their answer.
On narrow, winding access roads a compact excavator and smaller lorries are often more practical than large equipment. Where even that cannot reach the pool, material is broken by hand and moved to a loading point. You do not need to fly over for any of this: we agree the plan by e-mail or WhatsApp in English and send photos at each stage.
Rivers, slopes and what happens to the ground
The municipal area is crossed by the Guadalmina, Guadaiza and Guadalmansa rivers, and rainwater on these slopes moves fast. When a pool is removed from a hillside terrace, the hole it leaves has to be filled and shaped so that water runs off safely instead of collecting against a wall. The backfill is placed in compacted layers and the surface is graded away from the house.
Terraces, pergolas, outdoor kitchens and staff or guest buildings can come down in the same job through our terrace and outbuilding demolition. Anything that holds ground is left alone until a técnico has assessed it, as explained in the guide on retaining wall removal.
Plot clearance, forest land and the paperwork
Many plots on these hillsides are close to forest land. In Andalusia, land within 400 m of forest areas lies in the Zona de Influencia Forestal, with fire-prevention duties for owners. After a demolition we clear the rubble and the remains it leaves behind through our plot clearance service; for pure scrub or vegetation clearing, ask us first, as it is not a standard service.
Which procedure applies (declaración responsable or licence) is confirmed with the town hall before work starts, and the Ayuntamiento de Benahavís sets its own documents and timings, so check the requirements with your técnico. Rubble is sorted on site and delivered to an authorised facility, with the receipts sent to you. Benahavís has no separate page on our sister site; for whole-villa demolition see demolition on the western Costa del Sol.

Break down the top of the shell, drain the floor and backfill in compacted layers – the pool disappears and the garden comes back.
Terrace demolition, pergola removal and outbuilding demolition

Frequently asked questions
Can you work in La Zagaleta and other gated estates?
Yes. We follow the estate's rules on contractor registration, access hours and lorry size, which your property manager or administrator can confirm.
My pool has an infinity edge over a slope. Can it be filled in?
Usually not. A pool standing on its own structure should be demolished, because filling it adds weight to whatever holds it up.
Can you get machines up to a hillside villa?
In most cases a compact excavator can reach the pool. Where it cannot, the concrete is broken by hand and taken to a loading point.
Do you clear scrub around the villa for fire prevention?
We clear what a demolition leaves behind. Pure vegetation clearing is not a standard service, so ask us before planning on it.
Can you remove a guest house or staff building at the same time?
Yes, as part of the same job. If it is a building rather than a garden structure, your técnico should prepare the documentation for its demolition.
Do I need to be in Benahavís while the pool is removed?
No. Access is arranged with your property manager or the estate, and you receive photos and updates in English.
Can you remove a pool that is still full of water?
No. The pool has to be empty before demolition begins; we agree with you beforehand who drains it and when.
Can you demolish a pool in a protected area?
In protected buildings, protected settings or archaeological zones the demolition needs a licencia urbanística rather than a declaración responsable. Your técnico handles the application.
Can you handle a uralita roof on a pool house?
If the roof may contain asbestos, its removal is carried out by a RERA-registered company working as our subcontractor, and we coordinate the rest of the demolition.
Do you remove above-ground and prefabricated pools?
Yes. Panels, frames and liners are dismantled and taken away completely, and any concrete base is broken out.
